Wouldn’t it be terrific if you can eliminate opinions and misinformation in the real estate investing arena? Aren’t you glad that you can focus on what’s real and let others get caught up? The secret is…..focus on economic fundamentals, not emotions or hype. The Economist Magazine in 2005 cited the best place to invest in the world. These were ranked as follows:

1.	Denmark

2.	Canada

3.	U. S. A. (tie)

4.	Singapore (tie)

5.	Hongkong (tie)

6.	Netherlands

7.	Finland

Canada is the new world leader in terms of population growth which is the 2nd fastest rate in the G8 countries and it is politically “stable.” Two assets the world will be needing are: oil and water which is the top 5 of least regulated. Canada is also a world economic leader. Why? It has the best debt to GDP ratio in the G7. It is the only country in the G7 to have a surplus compared to United States, United Kingdom, and Germany! It is creating full time jobs which are over 200,000 already in the first half of 2006.

Where is the economic engine? Alberta. According to MacLean’s Magazine (www.macleans.ca), issue of June, 2005, “Alberta is about to get powerfully rich. What happens to Canada?” Alberta’s economy has 4.8% growth in 2006, the strongest since 2000. The projected average growth of 3.5% between 2007 and 2009. The strong employment growth, low unemployment 3.4%, inflation contained. In addition, Alberta’s government leadership provides the atmosphere for growth. Economic growth stems from a well structured economy. Alberta’s 4.9% growth surpassed the country’s 3.4%, 4% that of British Columbia, and 3.1% that of Ontario.

Alberta, Canada’s world leading oil and gas industry. The top oil producers measured in terms of millions of barrels per day have a production and wealth shift from 2003 up to 2015. Canada will be ahead of Saudi Arabia, Russia, United States, Iran, and Mexico. The United States targets Alberta, Canada for oil solution.

Oil sands are Edmonton, Alberta’s ticket to a prosperous future. According to Edmonton Journal, March, 2006 issue, “Over the next 10 years, major oil sands projects will generate 60 billion in direct spending, which will multiply several times in their indirect impact across Alberta province and Canada itself. Tsounis estimates that every dollar spent on oil sands construction will create at least 80 cents in economic activity in Edmonton. Then every dollar of operations spending will have an economic impact of at least $1.2 in Edmonton.” The results of hard work are showing. Alberta’s unemployment rate is at it’s lowest in 3 decades. Statistics Canada reported that there is a 42% labor shortage concerns rate compared to 16% in BC’s, 4% in Ontario and in 6% Quebec. Alberta’s average hourly wage increases are also skyrocketing at 7.5% compared to 3.9% for the whole of Canada.

What is the engine of the real estate market? People. Albertans continue to pay the lowest taxes in Canada; the general corporate income tax rate was reduced to 10% on April 1, 2006! What is the impact on real estate? The top fundamental towns for long term investment in Canada are: Edmonton, Grand Prairie, Calgary, and Red Deer. Edmonton, Alberta is the number one in the list. The indicator of re-sale market potential shows that the cost difference between an average new home and a re-sale home: $22,000 in 2002 and $53,000 in 2005. Serviced lots to increase 15+ in 2006. Edmonton’s ring road and LRT expansion are the major transition that is driving the real estate market at its best. There is also a new $7 billion refinery located in the North East of Edmonton and it will ripple outwards.

Bottom line? It’s all about economic fundamentals! As investors we are business owners. Therefore, eliminate opinions and emotions. It will take you from a risky speculator to become a sophisticated investor. Don’t let such a fundamentally strong market pass you by.

Purchasing your first home can be an overwhelming and sometimes trying experience, whether in larger centers such as Calgary and Edmonton or smaller centers across the nation.

But with a good mortgage broker finding you the best mortgage rates and products to suit your lifestyle, and the information in this two-part article, you’ll find the process is easier than you think.

As a first time home buyer, you can take advantage of many programs, including Home Buyers Plan, Gifted Down Payments, and 100% financing. Regardless of which route you go, there are seven steps you need to successfully navigate:

Step 1: Get pre-approved

Step 2: Arrange your down payment

Step 3: Hire an experienced realtor

Step 4: Hire a home inspector

Step 5: Have all your documents ready

Step 6: Hire a real estate lawyer

Step 7: Move in

Step 1: Get Pre-approved

A pre-approval is a must in the fast paced real estate market, especially in provinces such as Alberta.

A mortgage pre-approval will determine the maximum amount you will be approved for. It will also hold the interest rate for you while you shop, ensuring that you receive the best mortgage rates possible when it comes time to make your offer.

A knowledgeable mortgage broker can generally help you complete a pre-approval in two business hours.

Step 2: Arrange Your Down Payment

If you are taking advantage of the Home Buyers Plan, you should make sure that you have notified your financial advisor about your plans to purchase.

You will then be required to fill out a T1036 form from Revenue Canada. Your financial advisor or tax office can supply you with this form.

Receipt of your funds may take some time so it is important that you request your funds early on in your home buying process.

If your down payment is coming in the form of a “Gift,” you will be required to supply proof in the form of a letter that states who is gifting you the money and what it will be used for.

Step 3: Hire an Experienced Realtor

Having an experienced realtor guide you through this market can make the experience of purchasing your home a lot easier. An experienced realtor in Alberta will be able to help you find the home of your dreams while negotiating the best price for you.

Real Estate agents in Alberta can be found online or on the Real Estate Council of Alberta website at http://www.reca.ca.

A good local mortgage broker can also recommend the top real estate agents in major centers such as Calgary and Edmonton as well as smaller centers.

Don’t Forget About Part Two

Be sure to read Steps 4 through 7 in part two of this article. And if you’re still looking for more help with buying your first home, contact an experienced mortgage broker in your area for more help.

Investing in real estate Alberta can make a prudent move for those who want to invest and make money in residential real estate. Alberta is the place right now to be putting your money for the long term. It is, in fact, the strong economy of Alberta that makes it the obvious place to invest in real estate in the country. It is because of this strong economy that despite recent large increases in values, Alberta has been such a hot place for real estate investing.

The factors that translate into Alberta being the No. 1 region in Canada for investing in real estate Alberta include high energy prices, rapid population growth, low unemployment, an abundance of jobs, improved infrastructure and affordable housing costs.

When it comes to investing in real estate Alberta, this year’s top ten places include list-topping Edmonton, Prairie, and Calgary, with Red Deer, Sturgeon County, and Strathcona County tied in fourth. Calgary was third in the previous list as well, while Grande Prairie jumped from eighth place.

When it comes to investing in real estate Alberta, the potential for positive cash flow is still there for investors. It means rents can still cover all of the operating costs of property, especially in Edmonton. However, in Calgary, that is getting much, much more difficult from an investor’s point of view. Overall, it is no secret that there are lots of great places to invest in Canada, but for Alberta to elbow its way up the line is very interesting.

The Edmonton real estate blog is published by Coldwell Banker Johnston real estate. The authors, Sara MacLennan and Sheldon Johnston are both licensed real estate associates in the province of Alberta. … A few months ago I was showing in the west end, and sitting on the night stand in the master bedroom was a large stack of self help books. I never would've noticed except the books had very large titles like "The sexless marriage" and "Improving your libido. …

CMHC released their housing starts report today showing that Edmonton home builders are very busy once again… There were 1047 starts in April compared with 355 last April. After four months Edmonton builders have started 3439 units …

Have a great day!

Have you ever noticed that many of the top real estate agents in your area put a home on the market and have it sold in a few short weeks while most agents’ listings linger on the market for several months and almost all For Sale By Owner homes just don’t sell at all?

All 3 are advertising in the same place, the same papers, and on the same internet sites like Craigslist.com and Kijiji.com. But top agent properties are selling, and others aren’t even getting showings… let alone offers!

These top agents have developed a technique and skill set that allows them to maintain a steady stream of qualified buyers for their listings. They get more traffic because of it, and that generates offers for their listings.

Their secret is simple! They’re patient and they know how to work the time-cycle of home buyers.

Simply put, home buyers don’t buy on a whim. It’s a long, drawn out process for them that usually lasts around 6 months… but can take as much as 2 years for some.

The process is divided into 3 major stages.

Stage 1. DREAMER Buyers (100% of buyer leads)

This is the crowd that makes up most open house visitors, calls the most on real estate ads, and visits the show homes out there more. They usually aren’t pre-qualified with a lender, and they don’t really know what they’re looking for. You’ll identify them when they say “we’re just in the early stages”. They don’t know what kind of a home they will buy, and that’s the question they’re trying to answer.

Stage 2. GATHERING INFORMATION Buyers (50% of buyer leads)

These are the people who know that they’re going to buy, and they know what they’re going to buy. They’ve probably been to the bank to get approved, but there’s something stopping them from making that buying decision. Usually it’s a lack of market knowledge; they aren’t sure how to actually buy a home and they haven’t developed the knowledge and skills to identify good value in a particular home. But they definitely don’t have a time frame for their purchase.

Stage 3. RIGHT NOW Buyers (10% of buyer leads)

These are the gems. They know what they want, they’re approved to buy it, they can identify value when they see it, and they have a deadline to buy. If they walk into the right house… they’re going to buy it.

Most Realtors and almost all For Sale By Owner sellers are forced to work with the RIGHT NOW buyers, the ones who want a home this week or this month and aren’t already working with another Realtor. It’s this limited exposure to the buyers market that puts a damper on the sale of the home… fewer buyers!

The problem is that almost all For Sale By Owner sellers, and most agents as well, “write-off” people who are not ready to buy right now or in the near future. These sellers want to sell now and aren’t interested in a buyer who doesn’t want to buy now. So they keep advertising, keep marketing, and keep sitting open houses. This eliminates about 90% of the buyer inquiries that they get.

But when a Realtor understands that about 50% of the buyer inquiries will buy some day, and the agent develops a system to be there when those buyers are ready… they become so much more effective as an agent. They’re able to grab that buyer sooner, establish a relationship with them, and control their home buying process. This gives the agent the benefit of having a strong supply of buyers for their listings; while eliminating that buyer as a possible buyer for the For Sale By Owner and the other agents’ listings. When that buyer graduates from “GATHERING INFORMATION” to “RIGHT NOW”; the agent is already in place.

In the Edmonton real estate market, where I work as a Realtor, the competition for buyers is very intense right now. We’re in a declining market and as such very few people are wanting to buy a home right now. By using this technique of securing the buyers in the GATHERING INFORMATION stage, my team and I are able to sell our listings quickly and for more money than our competitors. We get the lions share of the buyers, while the other agents get the left over scraps and the For Sale By Owners get the crumbs.

Admittedly, the administration and management of this sort of a system is huge and takes a great deal of time and organization. Currently, we have more than 1,000 people in our buyer incubation system. This means that we’re sending literally thousands of emails every week, talking to 100′s of people every week, and working excrutiatingly hard to stay on top of everything. But that’s what this business is all about, and why people hire us!

The results show in the performance of our team. Ranked #2 in our office of 100+ agents after only 6 months of this approach, and spending absolutely no time “cold calling” or sitting open houses. We work with the buyers, the real buyers who are ready to buy now… but first contacted us 3-6 months ago.

When we put a house on the market for our sellers, one of the first thing we do is send an email or call anyone in that massive database who’s looking for a similar home. Remember, this is someone who’s expressed an interest in this type of home… someone who the other agents and For Sale By Owner sellers are going to spend weeks of time and 1,000′s of dollars trying to get in touch with. We already have their contact info… and we’re going to call or email them the day the home is listed.

Doesn’t that just make sense?

Have a great day!

As Realtors, we are often asked, “When is the best season to move?” This is a tough question, one we cannot answer for you. Most people are asking about price, do they fluctuate throughout the year? NO. Just the number of homes on the market changes; of course the number of buyers changes as well. Hopefully this article will help you make this decision for yourself and your family.

Time of Year

A common “urban legend” is that you get more money for your home in the spring. This is simply not true. Seasons have no bearing on how much you get for your home, but it does affect how much competition you have. True, more people look to purchase a home in the spring. At the same time, there are more homes on the market for you to compete with. Unfortunately, this is also the time of year when all the “window shoppers” are out. These are people looking for renovation ideas, or who are just “killing an afternoon” looking at open houses. In the winter you will have fewer showings… but they’ll be serious buyers. So, should you NOT sell in the spring? Not at all. There is no good or bad time of the year to sell your home. The best time is when you are financially and emotionally ready to move. Not before, and not after.

Children

Many parents wait until the end of a school year before moving the family. At first glance, this makes a lot of sense. Let them finish the year in comfortable surroundings, and don’t disrupt their lives until summer holidays have begun. But consider this… Children need friends to play with. By moving the kids a couple of months BEFORE the end of the term, they have the ability to meet their new friends in the new neighborhood. By having these friends, the move will be easier and less confusing for the children. And parents?!? If the kids have friends to play with… they won’t be underfoot while you’re trying to unpack and organize the house!

Time is on your side

The very fact that you have time on your side could save you thousands. Many sellers that have waited have put themselves in a “have to sell” situation, and have had to accept offers for less than what they wanted. The fact is, when you have time on your side you won’t feel pressured to accept an offer that’s less than what you want.

Your next property could cost more

If you’re buying a new property that’s more expensive, you could cost yourself plenty. For example, let’s say you’re selling a $100,000 property and looking to buy a $150,000 property. If both properties appreciate at the same rate of 3% over the next six months, you gain $3,000 on your existing property. However, the $150,000 property will now cost you $154,500 or a net loss of $1,500. The best suggestion is to get into the home you want; before it gets out of reach for you!

If you’ve been keeping up with my blog posts lately you’ll know I’ve come to adding a few news posts from around the web on this subject. I’ve got a couple more today that are new and updated, so let me know what you think of em…

We have written several pieces in the past about investing in Edmonton real estate, but the question remains: how long can the boom last? It seems that the world is waking up to the economic powerhouse that Alberta, … 40 year mortgages can't even help these people and banks are tightening up on high-ratio mortgages. Probably they are scared by the home-equity ATM secret everyone is keeping and the sheer amount of unserviceable debt that is building up like a snow-pack …

Heavy migration and international funding have also had an impact on the luxury real estate – and in some luxury markets , seriously improved sales – much like in West Vancouver real … Winnipeg and Edmonton represented good value in the West at $500000 and $850000 respectively.
Have a great day!

So you’ve decided to take advantage of the booming real estate market and put your house up for sale. As you know, buying a house is the most important purchase a consumer can make.

So it’s understandable that when prospective buyers come through your house, your home will be scrutinized like it’s never been before (well not since you bought it anyway!). Everyone knows you never get a second chance to make a first impression, so consider implementing the following cost-effective suggestions, before you welcome any potential buyers.

Consider the view that people see when they first drive up.

To ensure that you don’t send any potential buyers running down the driveway before they even see the house, make sure the exterior of the home is spotless. Paint or wash as necessary and don’t forget to mow the lawn and spruce up any outdoor greenery.

Upon entering your home, what will they see?

If you have a room that makes a statement when you walk in, perhaps the walls are painted a very bright colour or the style of furniture is eclectic, potential buyers may have a difficult time picturing their own stuff in the room. A fresh coat of paint in a neutral colour is an inexpensive but proven technique for increasing the appeal of any home. A clean, fresh smell makes a good impression. Try placing air fresheners in closets to eliminate musty smells. The smell of freshly baked bread also goes a long way. Don’t go overboard though – not everyone likes the strong scents of potpourri or incense. Of course, it goes without saying that clean and bright equals a sale. Scrub, clean, wash windows, walls, floors and tiles and shampoo dirty carpets – leaving no stone unturned.

Clean under sinks, repair any leaks and clean up any damage.

Use special cleaning agents to rid toilets, tubs and sinks of stains. If you have lots of stuff, it’s hard for potential buyers to see around it to see the room. Store any miscellaneous items, making sure to keep the garage, basement, attic and any closets tidy. This will make your house look more spacious and clean. Make repairs as necessary. If the baseboard around the cupboard is loose, for example, get out the hammer or glue and fasten it securely. Are the handles on the closet door wobbly? If so, get out the screwdriver and tighten them. Potential buyers don’t want to have to look after a bunch of little things when they move in and they may subconsciously be noting all the little repairs.

In the end, they might reject the house because they think all the minor repairs will amount to a lot of work for them. By implementing these simple tips, you can ensure that your house will be off the market in no time!

The Capital City of Alberta and the second largest city of the region, Edmonton, can be described as a veritable paradise as it boasts of being the governmental, cultural as well as the educational hub in the region. Aptly named as the ‘City of Festivals’, Edmonton hosts numerous festive occasions throughout the year which is yet another reason for the Housing Market In Edmonton, Alberta, Canada to remain stronger than ever despite the recent recession.

The real estate market of the region too suffers from various ups and down without showing any discernible signs of the demand for homes in Edmonton abating completely. However, you will find the Housing Market in Edmonton, Alberta, Canada literally awash with beautiful homes for sale. The situation is such that it often becomes extremely difficult to zero in on to a suitable Edmonton house. A lot of homes in and around the area are simple matter-of-fact no frills accommodation that is ideally suited for modern living. Buying a house in Edmonton has become a popular choice for many since the city is thriving economically on account of its gas and oil fields that sustain a relatively sparse population of 740,000 odd people. You will also be able to win handsomely on all counts if you are looking to invest in Edmonton homes. The more than average prices of homes have not deterred the enthusiasm of prospective home builders and a look at the latest statistics will show that the sale of homes have more than doubled over the past few years. The rising Canadian dollar coupled with the soaring prices of real estate in Edmonton make it extremely lucrative for an American Citizen to purchase property as an investment.

While the average going rate of an Edmonton house is $535,000 at present, the price is expected to soften a little next year. Contacting an able realtor is all that it takes once you decide to buy a home in this beautiful city of Canada. You are not required to drive around every nook and corner in trying to identify the house of your dreams, your realtor will be able to finalize a lucrative deal for you as soon as you voice your thoughts after scrutinizing the Housing Market in Edmonton, Alberta, Canada.

Dan Yurdiga is a renowned Alberta real estate agent. With him around, you do not need to pore over the newspapers, drive around the neighborhoods, or browse through the Internet anymore to find the home of your dreams.
Have a great day!

Despite its continuing sprawl, there are no plans for Edmonton to contain itself any time soon. Its thriving downtown has not been enough to stop the continuing exodus to the hinterlands, with large houses and plentiful back yards.

Even age thirty-something members of Edmonton’s Next Gen Committee admit that urban life is great until the arrival of children, when the suburbs beckon with their cheaper houses, good schools and recreational areas. The attractions of suburban living are growing, as recreational centres are being built outside of the city at the expense of smaller urban facilities. Also, city schools are closing, while suburban schools are opening at faster rates.

According to Edmonton’s Municipal Development Plan, some 75 percent of upcoming population expansion will take place in an increasing array of suburbs outside the Henday Drive area. The MDP attempts to assess the benefits and limitations of new suburbs before development begins, but the sprawl continues unabated.

While Edmonton’s boundaries will inevitably grow, the city needs to find ways to retain and attract residents. With a host of mature neighbourhoods, tax or development incentives should be offered to repopulate them. The addition of younger families can revitalize dormant areas. City services already exist in these older neighbourhoods. Schools exist, but cannot survive unless they accommodate enough enthusiastic children and parents.

Other suggestions include possible grant programs to re-light dark streets, clean up neighbourhoods and build playgrounds. Improving existing areas can only lead not only to urban vitality, but also to increasing property values.

Some people might consider mortgages and the concept of people and home owners paying money over a lengthy or extended time period to be a curse yet to others mortgages are a godsend allowing the masses a luxury of home ownership that otherwise would be out of their reach and dreams. After all owning your own home is more than just simple real estate ownership. The act of having a permanent deed to a family homestead means permanence, some maturity roots and stability and first and foremost not only a place that is yours to call your own – but also a good place to establish and raise your family or host your extended family.

After obtaining your mortgage those inevitable renewals will occur, at regular ongoing predictable time periods. Even though it may well seem that only yesterday you signed the papers and now it is time again, these events do not arise spontaneously out of nowhere. As a mature adult, you know they are on the horizon and you must deal with them promptly, succinctly and prudently.

When the event of your mortgage renewal does come, you will have a number of options open to you, your spouse and your family. Typically the process commences or starts 30 to 45 days prior to the maturity of your current and existing contract. In most cases, your current lender will want to continue the business transactions with you. After all, if you have made your payments on a regular and ongoing basis and have proven to be a good risk to borrow capital to – the loans agent will wish to continue to do business with you, and may even offer you a premium or discount rate for your renewal as a proven customer, for you to simply continue with them. However if you are less than happy with either your rates and charges or levels of customer service and interactions with that financial group – then you are free to go elsewhere. Just do not leave the matter until the last minute – when your negotiating options are limited and its now almost a crisis situation.

Lastly, if you can afford to pay down your current mortgage before signing a newer one, then by all means do it. It is money you will never miss, that will save you a kings’ ransom and interest charges. Simple as that. You may have friends or family discuss this matter endlessly, along with computer generated economists’ graphs and charts, which you never will understand. However it is very simple. Pay down your mortgage as much as humanly possible, without causing hardship to you, your family and regular lifestyle. It can be said wisely that a penny saved, in this case by paying down your mortgage early and thus avoiding future mortgage payments is much more than a penny earned. Any money and cash that you earn, is subject to great amount of taxes and expenditures along its path. On the other side, a penny saved is totally yours. Cash in your pocket to do with what you wish. That may include as well a new or more luxurious property or vacation cottage along with guess what – a new mortgage. Such is life.

Bento boxes in Edmonton?

I've been looking on alot of websites for cute bento boxes, but I'd rather not purchase online. Is there a place in Edmonton that would sell them? I'm thinking somewhere in Chinatown at West Edmonton Mall but it's completely on the other side of the city from where I live and don't want to make the trip for nothing. Any tips?

P.S. I want just a bento box. Not one already made with food in it and all.

THANKS!
