<p>The town of Beaumont is situated near Irvine Creek in central Alberta, Canada. It lies on Division no 11, which is only three and a half kilometers or two miles from Edmonton city and 9kms or 6 miles from the international airport at Edmonton. It was originally a French farming community and derives its name from the beautiful mountain on which the town&#8217;s most important structure, St. Vital Church, lies.</p>
<p>The town of Beaumont has a population of 10,820, and is one of the fastest growing communities in Canada. The town offers several advantages such as a comfortable size of community, a strong sense of community, a good place to raise children, beautiful vistas, and closeness to the international airport in Edmonton. This makes the town of Beaumont a favorable destination among individuals and families looking for homes for sale in Beaumont. Additionally, Beaumont is also home to the all Canadian Blues festival, &#8220;Beaumont Blues Festival,&#8221; which is a magnet for tourists.</p>

			<content:encoded><![CDATA[<p>Wouldn&#8217;t it be terrific if you can eliminate opinions and misinformation in the real estate investing arena?  Aren&#8217;t you glad that you can focus on what&#8217;s real and let others get caught up?  The secret is&#8230;..focus on economic fundamentals, not emotions or hype.  The Economist Magazine in 2005 cited the best place to invest in the world.  These were ranked as follows:</p>
<p>1.	Denmark</p>
<p>2.	Canada</p>
<p>3.	U. S.<span id="more-305"></span> A. (tie)</p>
<p>4.	Singapore (tie)</p>
<p>5.	Hongkong (tie)</p>
<p>6.	Netherlands</p>
<p>7.	Finland</p>
<p>Canada is the new world leader in terms of population growth which is the 2nd fastest rate in the G8 countries and it is politically &#8220;stable.&#8221;  Two assets the world will be needing are:  oil and water which is the top 5 of least regulated.  Canada is also a world economic leader.  Why?  It has the best debt to GDP ratio in the G7.  It is the only country in the G7 to have a surplus compared to United States, United Kingdom, and Germany!  It is creating full time jobs which are over 200,000 already in the first half of 2006.</p>
<p>Where is the economic engine?  Alberta.  According to MacLean&#8217;s Magazine (www.macleans.ca), issue of June, 2005, &#8220;Alberta is about to get powerfully rich.  What happens to Canada?&#8221;  Alberta&#8217;s economy has 4.8% growth in 2006, the strongest since 2000.  The projected average growth of 3.5% between 2007 and 2009.  The strong employment growth, low unemployment 3.4%, inflation contained.  In addition, Alberta&#8217;s government leadership provides the atmosphere for growth.  Economic growth stems from a well structured economy.  Alberta&#8217;s 4.9% growth surpassed the country&#8217;s 3.4%, 4% that of British Columbia, and 3.1% that of Ontario.</p>
<p>Alberta, Canada&#8217;s world leading oil and gas industry.  The top oil producers measured in terms of millions of barrels per day have a production and wealth shift from 2003 up to 2015.  Canada will be ahead of Saudi Arabia, Russia, United States, Iran, and Mexico.  The United States targets Alberta, Canada for oil solution.</p>
<p>Oil sands are Edmonton, Alberta&#8217;s ticket to a prosperous future.  According to Edmonton Journal, March, 2006 issue, &#8220;Over the next 10 years, major oil sands projects will generate 60 billion in direct spending, which will multiply several times in their indirect impact across Alberta province and Canada itself.  Tsounis estimates that every dollar spent on oil sands construction will create at least 80 cents in economic activity in Edmonton.  Then every dollar of operations spending will have an economic impact of at least $1.2 in Edmonton.&#8221;  The results of hard work are showing.  Alberta&#8217;s unemployment rate is at it&#8217;s lowest in 3 decades.  Statistics Canada reported that there is a 42% labor shortage concerns rate compared to 16% in BC&#8217;s, 4% in Ontario and in 6% Quebec.  Alberta&#8217;s average hourly wage increases are also skyrocketing at 7.5% compared to 3.9% for the whole of Canada.</p>
<p>What is the engine of the real estate market?  People.  Albertans continue to pay the lowest taxes in Canada; the general corporate income tax rate was reduced to 10% on April 1, 2006!  What is the impact on real estate?  The top fundamental towns for long term investment in Canada are:  Edmonton, Grand Prairie, Calgary, and Red Deer.  Edmonton, Alberta is the number one in the list.  The indicator of re-sale market potential shows that the cost difference between an average new home and a re-sale home:  $22,000 in 2002 and $53,000 in 2005.  Serviced lots to increase 15+ in 2006.  Edmonton&#8217;s ring road and LRT expansion are the major transition that is driving the real estate market at its best.  There is also a new $7 billion refinery located in the North East of Edmonton and it will ripple outwards.</p>
<p>Bottom line?  It&#8217;s all about economic fundamentals!  As investors we are business owners.  Therefore, eliminate opinions and emotions.  It will take you from a risky speculator to become a sophisticated investor.  Don&#8217;t let such a fundamentally strong market pass you by.</p>

<p>Investing in real estate Alberta can make a prudent move for those who want to invest and make money in residential real estate. Alberta is the place right now to be putting your money for the long term. It is, in fact, the strong economy of Alberta that makes it the obvious place to invest in real estate in the country. It is because of this strong economy that despite recent large increases in values, Alberta has been such a hot place for real estate investing.</p>
<p>The factors that translate into Alberta being the No. 1 region in Canada for investing in real estate Alberta include high energy prices, rapid population growth, low unemployment, an abundance of jobs, improved infrastructure and affordable housing costs.</p>
<p>When it comes to investing in real estate Alberta, this year&#8217;s top ten places include list-topping Edmonton, Prairie, and Calgary, with Red Deer, Sturgeon County, and Strathcona County tied in fourth. Calgary was third in the previous list as well, while Grande Prairie jumped from eighth place.</p>
<p>When it comes to investing in real estate Alberta, the potential for positive cash flow is still there for investors. It means rents can still cover all of the operating costs of property, especially in Edmonton. However, in Calgary, that is getting much, much more difficult from an investor&#8217;s point of view. Overall, it is no secret that there are lots of great places to invest in Canada, but for Alberta to elbow its way up the line is very interesting.</p>

The authors, Sara MacLennan and Sheldon Johnston are both licensed real estate<span id="more-303"></span> associates in the province of Alberta. &#8230; A few months ago I was showing in the west end, and sitting on the night stand in the master bedroom was a large stack of self help books. I never would&#39;ve noticed except the books had very large titles like &#34;The sexless marriage&#34; and &#34;Improving your libido. &#8230;</p>

<p>Have you ever noticed that many of the top real estate agents in your area put a home on the market and have it sold in a few short weeks while most agents&#8217; listings linger on the market for several months and almost all For Sale By Owner homes just don&#8217;t sell at all?</p>
<p>All 3 are advertising in the same place, the same papers, and on the same internet sites like Craigslist.com and Kijiji.com. But top agent properties are selling, and others aren&#8217;t even getting showings&#8230; let alone offers!</p>
<p>These top agents have developed a technique and skill set that allows them to maintain a steady stream of qualified buyers for their listings. They get more traffic because of it, and that generates offers for their listings.</p>
<p>Their secret is simple! They&#8217;re patient and they know how to work the time-cycle of home buyers.</p>
<p>Simply put, home buyers don&#8217;t buy on a whim. It&#8217;s a long, drawn out process for them that usually lasts around 6 months&#8230; but can take as much as 2 years for some.</p>
<p>The process is divided into 3 major stages.</p>
<p>Stage 1. DREAMER Buyers (100% of buyer leads)</p>
<p>This is the crowd that makes up most open house visitors, calls the most on real estate ads, and visits the show homes out there more. They usually aren&#8217;t pre-qualified with a lender, and they don&#8217;t really know what they&#8217;re looking for. You&#8217;ll identify them when they say &#8220;we&#8217;re just in the early stages&#8221;. They don&#8217;t know what kind of a home they will buy, and that&#8217;s the question they&#8217;re trying to answer.</p>
<p>Stage 2. GATHERING INFORMATION Buyers (50% of buyer leads)</p>
<p>These are the people who know that they&#8217;re going to buy, and they know what they&#8217;re going to buy. They&#8217;ve probably been to the bank to get approved, but there&#8217;s something stopping them from making that buying decision. Usually it&#8217;s a lack of market knowledge; they aren&#8217;t sure how to actually buy a home and they haven&#8217;t developed the knowledge and skills to identify good value in a particular home. But they definitely don&#8217;t have a time frame for their purchase.</p>
<p>Stage 3. RIGHT NOW Buyers (10% of buyer leads)</p>
<p>These are the gems. They know what they want, they&#8217;re approved to buy it, they can identify value when they see it, and they have a deadline to buy. If they walk into the right house&#8230; they&#8217;re going to buy it.</p>
<p>Most Realtors and almost all For Sale By Owner sellers are forced to work with the RIGHT NOW buyers, the ones who want a home this week or this month and aren&#8217;t already working with another Realtor. It&#8217;s this limited exposure to the buyers market that puts a damper on the sale of the home&#8230; fewer buyers!</p>
<p>The problem is that almost all For Sale By Owner sellers, and most agents as well, &#8220;write-off&#8221; people who are not ready to buy right now or in the near future. These sellers want to sell now and aren&#8217;t interested in a buyer who doesn&#8217;t want to buy now. So they keep advertising, keep marketing, and keep sitting open houses. This eliminates about 90% of the buyer inquiries that they get.</p>
<p>But when a Realtor understands that about 50% of the buyer inquiries will buy some day, and the agent develops a system to be there when those buyers are ready&#8230; they become so much more effective as an agent. They&#8217;re able to grab that buyer sooner, establish a relationship with them, and control their home buying process. This gives the agent the benefit of having a strong supply of buyers for their listings; while eliminating that buyer as a possible buyer for the For Sale By Owner and the other agents&#8217; listings. When that buyer graduates from &#8220;GATHERING INFORMATION&#8221; to &#8220;RIGHT NOW&#8221;; the agent is already in place.</p>
<p>In the Edmonton real estate market, where I work as a Realtor, the competition for buyers is very intense right now. We&#8217;re in a declining market and as such very few people are wanting to buy a home right now. By using this technique of securing the buyers in the GATHERING INFORMATION stage, my team and I are able to sell our listings quickly and for more money than our competitors. We get the lions share of the buyers, while the other agents get the left over scraps and the For Sale By Owners get the crumbs.</p>
<p>Admittedly, the administration and management of this sort of a system is huge and takes a great deal of time and organization. Currently, we have more than 1,000 people in our buyer incubation system. This means that we&#8217;re sending literally thousands of emails every week, talking to 100&#8242;s of people every week, and working excrutiatingly hard to stay on top of everything. But that&#8217;s what this business is all about, and why people hire us!</p>
<p>The results show in the performance of our team. Ranked #2 in our office of 100+ agents after only 6 months of this approach, and spending absolutely no time &#8220;cold calling&#8221; or sitting open houses. We work with the buyers, the real buyers who are ready to buy now&#8230; but first contacted us 3-6 months ago.</p>
<p>When we put a house on the market for our sellers, one of the first thing we do is send an email or call anyone in that massive database who&#8217;s looking for a similar home. Remember, this is someone who&#8217;s expressed an interest in this type of home&#8230; someone who the other agents and For Sale By Owner sellers are going to spend weeks of time and 1,000&#8242;s of dollars trying to get in touch with. We already have their contact info&#8230; and we&#8217;re going to call or email them the day the home is listed.</p>
<p>Doesn&#8217;t that just make sense?</p>

<p>As Realtors, we are often asked, &#8220;When is the best season to move?&#8221; This is a tough question, one we cannot answer for you. Most people are asking about price, do they fluctuate throughout the year? NO. Just the number of homes on the market changes; of course the number of buyers changes as well. Hopefully this article will help you make this decision for yourself and your family.</p>
<p>Time of Year</p>
<p>A common &#8220;urban legend&#8221; is that you get more money for your home in the spring. This is simply not true. Seasons have no bearing on how much you get for your home, but it does affect how much competition you have. True, more people look to purchase a home in the spring. At the same time, there are more homes on the market for you to compete with. Unfortunately, this is also the time of year when all the &#8220;window shoppers&#8221; are out. These are people looking for renovation ideas, or who are just &#8220;killing an afternoon&#8221; looking at open houses. In the winter you will have fewer showings&#8230; but they&#8217;ll be serious buyers. So, should you NOT sell in the spring? Not at all. There is no good or bad time of the year to sell your home. The best time is when you are financially and emotionally ready to move. Not before, and not after.</p>

<p>So you&#8217;ve decided to take advantage of the booming real estate market and put your house up for sale. As you know, buying a house is the most important purchase a consumer can make.</p>
<p>So it&#8217;s understandable that when prospective buyers come through your house, your home will be scrutinized like it&#8217;s never been before (well not since you bought it anyway!). Everyone knows you never get a second chance to make a first impression, so consider implementing the following cost-effective suggestions, before you welcome any potential buyers.</p>
<p>Consider the view that people see when they first drive up.</p>
<p>To ensure that you don&#8217;t send any potential buyers running down the driveway before they even see the house, make sure the exterior of the home is spotless. Paint or wash as necessary and don&#8217;t forget to mow the lawn and spruce up any outdoor greenery.</p>
<p>Upon entering your home, what will they see?</p>
<p>If you have a room that makes a statement when you walk in, perhaps the walls are painted a very bright colour or the style of furniture is eclectic, potential buyers may have a difficult time picturing their own stuff in the room. A fresh coat of paint in a neutral colour is an inexpensive but proven technique for increasing the appeal of any home. A clean, fresh smell makes a good impression. Try placing air fresheners in closets to eliminate musty smells. The smell of freshly baked bread also goes a long way. Don&#8217;t go overboard though &#8211; not everyone likes the strong scents of potpourri or incense. Of course, it goes without saying that clean and bright equals a sale. Scrub, clean, wash windows, walls, floors and tiles and shampoo dirty carpets &#8211; leaving no stone unturned.</p>
<p>Clean under sinks, repair any leaks and clean up any damage.</p>
<p>Use special cleaning agents to rid toilets, tubs and sinks of stains. If you have lots of stuff, it&#8217;s hard for potential buyers to see around it to see the room. Store any miscellaneous items, making sure to keep the garage, basement, attic and any closets tidy. This will make your house look more spacious and clean. Make repairs as necessary. If the baseboard around the cupboard is loose, for example, get out the hammer or glue and fasten it securely. Are the handles on the closet door wobbly? If so, get out the screwdriver and tighten them. Potential buyers don&#8217;t want to have to look after a bunch of little things when they move in and they may subconsciously be noting all the little repairs.</p>
<p>In the end, they might reject the house because they think all the minor repairs will amount to a lot of work for them. By implementing these simple tips, you can ensure that your house will be off the market in no time!</p>

			<content:encoded><![CDATA[<p>According to January 4 notices of property assessment, a ten percent drop in value exists for the typical Edmonton single-family home. This decrease has occurred twice in as many years.</p>
<p>Per Rod Risling, Edmonton&#8217;s assessment and taxation manager, the typical value of a single-family residence was approximately $330,000, versus $365,000 last year. Speaking at a press conference, Risling advised that<span id="more-300"></span> this is the first year-to-year price drop since 1999, when Alberta initiated the requirement of annual assessments of market value. He said that a consecutive price decrease probably has never happened since the 1980s, when the province&#8217;s economy experienced significant weakness.</p>
<p>Every neighbourhood in Edmonton saw a shortfall in 2009. However, five areas, including Boyle Street, Oliver, Inglewood, the rural northeast region and Prince Charles experienced declines of 17 percent to 24 percent. Other areas were less affected, with value losses ranging between four percent and six percent. These include Chambery, Gold Bar, Cloverdale, Westbrook Estates and Griesbach. The priciest community in Edmonton continues to be Windermere, in which 101 residences had an average value of $1.1 million, down from $1.2 million last year. The next most affluent neighborhood is Westwood Estates, with an average property value of $923,000.</p>
<p>New legislation passed by the province permits homeowners contesting their assessed home values an additional month in which to file complaints. The statements must be in writing. The deadline for 2010 is March 5. Risling requests that property owners considering filing complaints should contact his staff to address their concerns. He stated that in 2008, his offices received calls from some 7,000 owners of property, and that half of the issues were resolved without filing complaints.</p>
<p>Homeowners should also review Edmonton&#8217;s city website to ensure the accuracy of details concerning their residences. Homeowners are now able to view a password-protected array of selling prices for comparable neighbourhood homes. This year&#8217;s assessment notices contain these passwords. 			<content:encoded><![CDATA[<p>A big debate these days is whether or not to buy a house, or buy a condo. Most of this debate comes from a lack of understanding about condos, and what they are. Hopefully, the following information will prove to be helpful.</p>
<p>When Buying a condo, are you a tenant?</p>
<p>No. That simply isn&#8217;t true. When you buy a condo, you are buying a part of the corporation, and are thus an equal owner. It is true that<span id="more-299"></span> you can be forced to move, if you are really disturbing the other owners, or causing problems. But this is true of residential homes as well. If your neighbors complain repeatedly about smell, health concerns, or criminal behavior, then you may be forced to move. The same holds true in condos and houses alike.</p>
<p>The board can force you to pay thousands of dollars arbitrarily, and without notice.</p>
<p>At first glance, this may appear to be true. But keep in mind that the condo association is made up of owners who have the same goal as you&#8230; Having a comfortable place to live that is building equity. The members of the condo association do not make any money from their positions. They are owners like yourself, who are volunteering their time. There can, however, be &#8220;special levy&#8217;s&#8221; brought about by unexpected maintenance in the building. The same holds true of a house as well; the expenses just come from a different place. Ask anyone who owns a house how much it cost them for their last furnace. Or how much they spent repairing the water leak, and replacing the shingles. The advantage in a condo association is that you share these costs with the other owners, and are forced to save money in advance for these repairs, through the reserve fund.</p>
<p>Condo fees cost too much each month!</p>
<p>Again, not necessarily true. If you were to add up the amount of money that a family spends over 5 years on the maintenance of their house, you&#8217;ll usually notice that it equals more than 5 years worth of condo fees. Also, many condo associations pay for their monthly expenses as a group. Heat, water, insurance, and maintenance are examples of such expenses. By purchasing as a group, they can often get these services at a lower rate than a single home owner can.</p>
<p>I could never live in such close quarters</p>
<p>That&#8217;s probably true. Condos aren&#8217;t for everyone. Every person has to make their own decision, based upon their own lifestyle; now and in the future. If you have 3 large dogs, 3.5 children, and 4 cars&#8230; a condo probably isn&#8217;t for you. But, if you&#8217;re a single young executive who works 80 hours a week, or you&#8217;re retired and travel most of the year, then perhaps a condo is the right choice for you. Only you can make that decision, as it is a lifestyle choice. Here are some factors to consider in your decision.</p>
<ol>
<li>How much time do you spend at home?
</li>
<li>Do you want to shovel walks and mow lawns?
</li>
<li>Are you used to having your neighbours far away from you?
</li>
<li>Is the condo association that you&#8217;re considering favorable to your children&#8217;s lifestyle?
</li>
<li>Do you want a low maintenance home, or do you like tinkering in the yard and garage?
</li>
<li>Who&#8217;s going to be living there? What are the neighbors like?</li>
</ol>
<p>In fact, these are issues to consider on any home, not just a condominium. It&#8217;s just as easy to get &#8220;bad&#8221; neighbors when you buy a house as it is when you buy a condo. The best advice that can be given is to research your choices, and be objective when choosing a home. My favorite example of this is as follows:</p>
<p>&#8220;A friend of mine asked me to help him find a home. He&#8217;s a single young man who travels 75% of the time for his job and is rarely at home. When he is home, all he wants to do is sleep and watch TV. He wanted to buy an acreage so that he could have privacy. After looking at the amount of continuous maintenance required for an acreage, he realized that acreage living wasn&#8217;t for him. He&#8217;s very happy in his apartment style condo.&#8221;</p>
<p>Make your own decisions, based upon what&#8217;s best for you. If a condo is where you&#8217;ll be happiest, then buy a condo. If a house is what&#8217;s right for you, buy a house.</p>

<p>Edmonton builders are reporting a increase in supply, which is welcomed as a shortage of new listings has caused a spike in home prices. Some existing Edmonton home prices across the region were up 13.6% in September from a year ago as supply was short in almost every region.</p>
<p>The existing-homes market is in short supply so we&#8217;ve gone from a buyers market to sellers says the report.</p>
<p>October housing starts for Edmonton new homes total region rose close to 55% during this same time period last year, according to figures released Monday by Canada Mortgage and Housing Corp.</p>
<p>Our housing market&#8217;s surprising turnaround is spreading to new-home construction because the market is responding to a supply shortage that has sent pricing soaring for existing homes. All this increase in building of new homes in the Edmonton</p>
<p>region will likely not be quick enough to help with the demand for new homes being pumped up by record low interest rates.</p>
<p>Despite this increase for Edmonton home builders, this new housing activity, the 4,560 starts recorded to date this year, are still behind construction in the first 10 months of 2008. Housing starts across Alberta&#8217;s seven largest cities totalled 2,179 homes in October alone, up 29.5 per cent from October 2008.</p>
<p>Edmonton home builders are on schedule to start building on 5,000 homes, 24% down from last year reported the 2009 Housing Market Outlook for the Edmonton census metropolitan area.</p>
<p>It was the best October since 2006 for single-detached homes. Edmonton home builders poured foundations for 598 homes in October, up 168%. So far this year, 2,844 single-detached homes were started, up 30 % from the qual period of last year..</p>
<p>Builders in Edmonton are now experiencing the fourth consecutive month that total housing starts have surpassed year-earlier levels.</p>
<p>Home-ownership costs are likely to rise in 2010 as mortgage rates have hit rock bottom and prices are set to rise, all reports say. A 2009 new single-detached home in Edmonton will be an average of $535,000, up 4.5 % from 2008. Reports are predicting that the average price will soften in 2010 by 2.8 per cent to $520,000 because of a &#8220;lagged effect&#8221; of when homes are priced and when they are completed.</p>
<p>In rentals, across the board vacancy rates across Greater Edmonton will continue to trend up this year. Landlords should see this change for the better in 2010, based on the economic conditions continuing to improve the report said.</p>

<p>The Canadian Real Estate Investment Trust (CREIT) completed a $39 billion purchase in a group of retail businesses in Edmonton on December 30. The buy comprises a stake worth 50 percent in stores that are a portion of the South Edmonton Common shopping area. CREIT reports that it plans to assume a first mortgage of $5.7 million, with a 5.9 percent interest rate and an 8.2-year term toward maturity.</p>
<p>At present, the South Edmonton Common shopping centre has 2.1 million in retail area square footage. Properties include Home Depot, Walmart, a Loblaw Superstore and IKEA. The stake purchase by CREIT contains 60,000 feet of completely developed space for lease, property being redeveloped, as well as land designated for development. Current tenants in this space are Petro-Canada, The Keg Steakhouse and Tim Hortons/Wendy&#8217;s. These properties have an average of eight years remaining on their leases in the shopping centre.</p>
<p>When completely developed, it is estimated that the total area available for lease in the property bought by CREIT will be in the neighbourhood of 550,000 square feet. The overall investment is projected to be approximately $65 million. CREIT President and CEO Stephen Johnson noted that South Edmonton Common has become one of the most successful outdoor shopping centers in Canada. Grosvenor Canada, Ltd. and Cameron Development Corporation first developed the property. Cameron will continue to be the owner of the 50 percent interest in properties not acquired by CREIT. The corporation will continue in its position of development manager for any undeveloped retail land purchased by CREIT.</p>
