<p>So you&#8217;ve decided to take advantage of the booming real estate market and put your house up for sale. As you know, buying a house is the most important purchase a consumer can make.</p>
<p>So it&#8217;s understandable that when prospective buyers come through your house, your home will be scrutinized like it&#8217;s never been before (well not since you bought it anyway!). Everyone knows you never get a second chance to make a first impression, so consider implementing the following cost-effective suggestions, before you welcome any potential buyers.</p>
<p>Consider the view that people see when they first drive up.</p>
<p>To ensure that you don&#8217;t send any potential buyers running down the driveway before they even see the house, make sure the exterior of the home is spotless. Paint or wash as necessary and don&#8217;t forget to mow the lawn and spruce up any outdoor greenery.</p>
<p>Upon entering your home, what will they see?</p>
<p>If you have a room that makes a statement when you walk in, perhaps the walls are painted a very bright colour or the style of furniture is eclectic, potential buyers may have a difficult time picturing their own stuff in the room. A fresh coat of paint in a neutral colour is an inexpensive but proven technique for increasing the appeal of any home. A clean, fresh smell makes a good impression. Try placing air fresheners in closets to eliminate musty smells. The smell of freshly baked bread also goes a long way. Don&#8217;t go overboard though &#8211; not everyone likes the strong scents of potpourri or incense. Of course, it goes without saying that clean and bright equals a sale. Scrub, clean, wash windows, walls, floors and tiles and shampoo dirty carpets &#8211; leaving no stone unturned.</p>
<p>Clean under sinks, repair any leaks and clean up any damage.</p>
<p>Use special cleaning agents to rid toilets, tubs and sinks of stains. If you have lots of stuff, it&#8217;s hard for potential buyers to see around it to see the room. Store any miscellaneous items, making sure to keep the garage, basement, attic and any closets tidy. This will make your house look more spacious and clean. Make repairs as necessary. If the baseboard around the cupboard is loose, for example, get out the hammer or glue and fasten it securely. Are the handles on the closet door wobbly? If so, get out the screwdriver and tighten them. Potential buyers don&#8217;t want to have to look after a bunch of little things when they move in and they may subconsciously be noting all the little repairs.</p>
<p>In the end, they might reject the house because they think all the minor repairs will amount to a lot of work for them. By implementing these simple tips, you can ensure that your house will be off the market in no time!</p>

			<content:encoded><![CDATA[<p>According to January 4 notices of property assessment, a ten percent drop in value exists for the typical Edmonton single-family home. This decrease has occurred twice in as many years.</p>
<p>Per Rod Risling, Edmonton&#8217;s assessment and taxation manager, the typical value of a single-family residence was approximately $330,000, versus $365,000 last year. Speaking at a press conference, Risling advised that<span id="more-300"></span> this is the first year-to-year price drop since 1999, when Alberta initiated the requirement of annual assessments of market value. He said that a consecutive price decrease probably has never happened since the 1980s, when the province&#8217;s economy experienced significant weakness.</p>
<p>Every neighbourhood in Edmonton saw a shortfall in 2009. However, five areas, including Boyle Street, Oliver, Inglewood, the rural northeast region and Prince Charles experienced declines of 17 percent to 24 percent. Other areas were less affected, with value losses ranging between four percent and six percent. These include Chambery, Gold Bar, Cloverdale, Westbrook Estates and Griesbach. The priciest community in Edmonton continues to be Windermere, in which 101 residences had an average value of $1.1 million, down from $1.2 million last year. The next most affluent neighborhood is Westwood Estates, with an average property value of $923,000.</p>
<p>New legislation passed by the province permits homeowners contesting their assessed home values an additional month in which to file complaints. The statements must be in writing. The deadline for 2010 is March 5. Risling requests that property owners considering filing complaints should contact his staff to address their concerns. He stated that in 2008, his offices received calls from some 7,000 owners of property, and that half of the issues were resolved without filing complaints.</p>
<p>Homeowners should also review Edmonton&#8217;s city website to ensure the accuracy of details concerning their residences. Homeowners are now able to view a password-protected array of selling prices for comparable neighbourhood homes. This year&#8217;s assessment notices contain these passwords. 			<content:encoded><![CDATA[<p>A big debate these days is whether or not to buy a house, or buy a condo. Most of this debate comes from a lack of understanding about condos, and what they are. Hopefully, the following information will prove to be helpful.</p>
<p>When Buying a condo, are you a tenant?</p>
<p>No. That simply isn&#8217;t true. When you buy a condo, you are buying a part of the corporation, and are thus an equal owner. It is true that<span id="more-299"></span> you can be forced to move, if you are really disturbing the other owners, or causing problems. But this is true of residential homes as well. If your neighbors complain repeatedly about smell, health concerns, or criminal behavior, then you may be forced to move. The same holds true in condos and houses alike.</p>
<p>The board can force you to pay thousands of dollars arbitrarily, and without notice.</p>
<p>At first glance, this may appear to be true. But keep in mind that the condo association is made up of owners who have the same goal as you&#8230; Having a comfortable place to live that is building equity. The members of the condo association do not make any money from their positions. They are owners like yourself, who are volunteering their time. There can, however, be &#8220;special levy&#8217;s&#8221; brought about by unexpected maintenance in the building. The same holds true of a house as well; the expenses just come from a different place. Ask anyone who owns a house how much it cost them for their last furnace. Or how much they spent repairing the water leak, and replacing the shingles. The advantage in a condo association is that you share these costs with the other owners, and are forced to save money in advance for these repairs, through the reserve fund.</p>
<p>Condo fees cost too much each month!</p>
<p>Again, not necessarily true. If you were to add up the amount of money that a family spends over 5 years on the maintenance of their house, you&#8217;ll usually notice that it equals more than 5 years worth of condo fees. Also, many condo associations pay for their monthly expenses as a group. Heat, water, insurance, and maintenance are examples of such expenses. By purchasing as a group, they can often get these services at a lower rate than a single home owner can.</p>
<p>I could never live in such close quarters</p>
<p>That&#8217;s probably true. Condos aren&#8217;t for everyone. Every person has to make their own decision, based upon their own lifestyle; now and in the future. If you have 3 large dogs, 3.5 children, and 4 cars&#8230; a condo probably isn&#8217;t for you. But, if you&#8217;re a single young executive who works 80 hours a week, or you&#8217;re retired and travel most of the year, then perhaps a condo is the right choice for you. Only you can make that decision, as it is a lifestyle choice. Here are some factors to consider in your decision.</p>
<ol>
<li>How much time do you spend at home?
</li>
<li>Do you want to shovel walks and mow lawns?
</li>
<li>Are you used to having your neighbours far away from you?
</li>
<li>Is the condo association that you&#8217;re considering favorable to your children&#8217;s lifestyle?
</li>
<li>Do you want a low maintenance home, or do you like tinkering in the yard and garage?
</li>
<li>Who&#8217;s going to be living there? What are the neighbors like?</li>
</ol>
<p>In fact, these are issues to consider on any home, not just a condominium. It&#8217;s just as easy to get &#8220;bad&#8221; neighbors when you buy a house as it is when you buy a condo. <p>Edmonton builders are reporting a increase in supply, which is welcomed as a shortage of new listings has caused a spike in home prices. Some existing Edmonton home prices across the region were up 13.6% in September from a year ago as supply was short in almost every region.</p>
<p>The existing-homes market is in short supply so we&#8217;ve gone from a buyers market to sellers says the report.</p>
<p>October housing starts for Edmonton new homes total region rose close to 55% during this same time period last year, according to figures released Monday by Canada Mortgage and Housing Corp.</p>
<p>Our housing market&#8217;s surprising turnaround is spreading to new-home construction because the market is responding to a supply shortage that has sent pricing soaring for existing homes. All this increase in building of new homes in the Edmonton</p>
<p>region will likely not be quick enough to help with the demand for new homes being pumped up by record low interest rates.</p>
<p>Despite this increase for Edmonton home builders, this new housing activity, the 4,560 starts recorded to date this year, are still behind construction in the first 10 months of 2008. Housing starts across Alberta&#8217;s seven largest cities totalled 2,179 homes in October alone, up 29.5 per cent from October 2008.</p>
<p>Edmonton home builders are on schedule to start building on 5,000 homes, 24% down from last year reported the 2009 Housing Market Outlook for the Edmonton census metropolitan area.</p>
<p>It was the best October since 2006 for single-detached homes. Edmonton home builders poured foundations for 598 homes in October, up 168%. So far this year, 2,844 single-detached homes were started, up 30 % from the qual period of last year..</p>
<p>Builders in Edmonton are now experiencing the fourth consecutive month that total housing starts have surpassed year-earlier levels.</p>
<p>Home-ownership costs are likely to rise in 2010 as mortgage rates have hit rock bottom and prices are set to rise, all reports say. A 2009 new single-detached home in Edmonton will be an average of $535,000, up 4.5 % from 2008. Reports are predicting that the average price will soften in 2010 by 2.8 per cent to $520,000 because of a &#8220;lagged effect&#8221; of when homes are priced and when they are completed.</p>
<p>In rentals, across the board vacancy rates across Greater Edmonton will continue to trend up this year. Landlords should see this change for the better in 2010, based on the economic conditions continuing to improve the report said.</p>

<p>The Canadian Real Estate Investment Trust (CREIT) completed a $39 billion purchase in a group of retail businesses in Edmonton on December 30. The buy comprises a stake worth 50 percent in stores that are a portion of the South Edmonton Common shopping area. CREIT reports that it plans to assume a first mortgage of $5.7 million, with a 5.9 percent interest rate and an 8.2-year term toward maturity.</p>
<p>At present, the South Edmonton Common shopping centre has 2.1 million in retail area square footage. Properties include Home Depot, Walmart, a Loblaw Superstore and IKEA. The stake purchase by CREIT contains 60,000 feet of completely developed space for lease, property being redeveloped, as well as land designated for development. Current tenants in this space are Petro-Canada, The Keg Steakhouse and Tim Hortons/Wendy&#8217;s. These properties have an average of eight years remaining on their leases in the shopping centre.</p>
<p>When completely developed, it is estimated that the total area available for lease in the property bought by CREIT will be in the neighbourhood of 550,000 square feet. The overall investment is projected to be approximately $65 million. CREIT President and CEO Stephen Johnson noted that South Edmonton Common has become one of the most successful outdoor shopping centers in Canada. Grosvenor Canada, Ltd. and Cameron Development Corporation first developed the property. Cameron will continue to be the owner of the 50 percent interest in properties not acquired by CREIT. The corporation will continue in its position of development manager for any undeveloped retail land purchased by CREIT.</p>

<p>Housing starts in the Edmonton region more than tripled in February over the same month last year, indicating how troubled the real estate market had been during the economic recession. Despite the good news from this February, experts are now concerned that upcoming government restrictions could put the brakes on the housing rebound.</p>
<p>The Edmonton metro area witnessed 642 total home starts in February, in comparison to only 213 during the same period in 2009, per a March 8 statement from Canada Mortgage and Housing Corporation. The level of building came near the level of 692 housing starts that was set in February 2008. This past February represented the eighth month in as many in which housing starts exhibited versus-year-ago increases.</p>
<p>Foundations were poured for 484 single-family homes in February, versus 149 initiated in February 2009. Through February 28, a total of 1,219 housing starts have occurred, registering a significant upturn from the 626 starts that occurred during through February 2009. Last year at this time, builders had to contend with an oversupply of new-construction homes and a large inventory of existing dwellings.</p>
<p>Guy St. Germain, who is the Canadian Homebuilders&#8217; Association&#8217;s Edmonton region president, said that his group is confident about the current market&#8217;s vitality. He noted that sales remain strong for single-family dwellings, and that the inventory of multi-family homes continues to decrease. He also said that there is a good balance among buyers and sellers in the resale real estate market, and that prices are increasing in all housing segments.</p>
<p>St. Germain also commented that builders are showing as much optimism as they did in the early months of 2007. He expressed hope that the expected hike in interest rates, as well as new mortgage requirements, will not weaken demand.</p>

<p>As interior designer Karen Sealy&#8217;s business expanded, so did the need for employees. Sealy soon realized that working from her home was no longer an option. Her wish list for a headquarters included space for a showroom, a studio and a sample room. After a fruitless search for properties, she stumbled upon a place that had two old cinderblock structures, including a residence and a detached three-car garage.</p>
<p>Sealy&#8217;s professional vision enabled her to see beyond the distressed state of the property, and she purchased it.</p>
<p>In creating a floor plan, Sealy realized she could not build a warren of rooms in the small garage space. She created more space in the old structure by removing its loft, exposing an attractive vaulted ceiling. She had to be creative in both heating and cooling the place, adding insulation to the roof&#8217;s outside and covering the device with shingles. An in-floor heating system was installed, and the concrete floor is both attractive and durable. Air conditioning was needed too, so Sealy added a ventilation device that both cools and filters the air. The unit was placed in an otherwise unusable area near the bathroom.</p>
<p>Sealy accomplished her dream of installing a seamless glass-door shower that does not have curbs. Having done this in her own office, she feels comfortable in producing similar versions for clients.</p>
<p>Other features of Sealy&#8217;s office include an island topped with HanStone, new cabinets and butcher-block shelving. Sealy purchased many of these elements at IKEA.</p>
<p>The exterior was treated to a new dormer made partially of recycled Douglas fir. A combination of wood siding as well as faux stone helped to cover the old concrete block.</p>

			<content:encoded><![CDATA[<p>Ever hear about the Smith Manoeuvre? This is a technique used by Canadians to be able to start to write of the interest on their mortgages. Developed by Fraser Smith a financial planner out of BC.</p>
<p>For those of you that live in Canada there is a way for you to deduct your interest within your mortgage payments for your personal residence.</p>
<p>The purpose of the strategy is to help you pay down your mortgage<span id="more-294"></span> faster and receive a nice refund each year from the government. If your home is worth $200,000 and you owe $100,000 then you would be able to go to the bank and set up a new mortgage of $150,000. This would allow you to pay off the $100,000 mortgage you hold, then use the remaining $50,000 for investment purposes. The investments in my opinion work best with real estate and will allow you to pay off your own mortgage faster.</p>
<p>As with the above example when using the $50,000 for investment purposes you can write off the interest. As long as the intention is to make money, so this works great for real estate, someone&#8217;s business, or your own business. If you are paying 5% on the $50,000 then you will have about $2,500 each year in tax write offs and at 40% this will work out to a refund of $1000. Each and every year you are using the system for earning money.</p>
<p>Of course if you receive 10% on the $50,000 you will need to pay tax on the $5000 you have earned. The difference here lies in the fact that the tax will come out of the earnings, and you keep the rest. Along with this you keep the $1000 of refund that you get for using this strategy.</p>
<p>This is the difference between good debt and bad debt. No real magic here, but a good way to use the equity in your home to build a solid retirement package.</p>
<p>According to the tax man this is 100% legal, in fact they are happy to allow this. The reason they are happy to allow this is simple, the more money being poured into investments the better the economy. And the more people that are creating long term wealth, the less the government has to support when they retire.</p>
<p>The same strategy can be set up using a line of credit against your house. The difference is that when you use a line of credit you are given a certain amount against the property. After a few years you will have paid down your house a significant amount and to access these new funds you will need to apply for an extension on your line of credit. Where as when you use a re-advancable mortgage this is automatic. Both work great for real estate deals.</p>

<p>When I was younger I used to live wildly impulsively, within a set course plan. For example&#8230; I had an idea to travel to Indonesia and live in the jungle with an untouched, un-jaded &#8216;tribe&#8217;. I did so for six and a half weeks. I spent these days near starving, eating grubs and trying to hunt monkeys with poison darts. I kid you not. I trekked through the wettest jungle in the world to befriend not-so-long ago headhunters. I ran for my life while nearly being gored to death by wild boar&#8230;</p>
<p>My hired guides and I trekked through the mud, took dug out canoes up and down the muddy, leech ridden rivers. I remember wading across a deep creek while freezing cold rain pulverized my scalp. I held up my pack, throwing it repeatedly against the slippery clay slope all the while clawing my way along, trying to get a grip. After making it out onto the bank I looked at my body, covered in what appeared to be fat, black welts that were visibly growing into gluttonous banana slugs. Leeches. I would never have had the patience to burn them off. I furiously tore them away with my bare hands&#8230;. But, I digress. I was looking for something on my journey.</p>
<p>Some kind of proof that a 20-year-old kid had in his mind about the way things should be, about what I wanted to find. Looking back on that adventure I learned a lot, but at the time I hated it, not because of the sheer torture of it, but because of what I was looking for I didn&#8217;t think I found. That was until later, anyways&#8230; I realized (years later) that I DID find something on that trip and it was&#8230;</p>
<p>Never continue trekking when you&#8217;ve got infected feet! Don&#8217;t push the river- it flows by itself; if you&#8217;re starving and haven&#8217;t eaten for days and someone walks out of the bush and offers you a basket full of mushrooms&#8230;Be grateful, but don&#8217;t eat them all in one sitting.</p>
<p>Some finer points can be translated and applied to life and real estate:</p>
<p>Don&#8217;t climb a 40 foot Rambutan tree if you&#8217;ve never even tasted the fruit; Watch and learn what is going on in your market and what constitutes a &#8216;sweet deal&#8217;. If you don&#8217;t know what one looks like, how can you find it?</p>
<p>Leaky canoes; canoes with holes in them don&#8217;t float well. Neither will your real estate team if it&#8217;s not put together right. You need to continually check and evaluate the performance and results of your group.</p>
<p>Have the right bartering chips; I traded tobacco for passage on my journey. I quickly learned the value of this commodity. Many investors throw away great deals over a little negative cash flow. Running a $3K loss to make a $50K gain in one year is a good example. A very common and shortsighted mistake that rookies make is failing to understand what to negotiate. Know what you&#8217;re buying: be it price or terms and how to negotiate it. Make sure that your guides aren&#8217;t a bunch of yahoos! Whether you buy one property or a hundred, you need an exceptional team in place to help guide and protect you along the rocky paths. Make sure that you have a map and a team that knows how to navigate.</p>
<p>Lastly, don&#8217;t seek adventure in your real estate! Keep your business as simple and boring as possible. Sure, you can have fun, but get your excitement in elsewhere. The last thing you want is a gut full of pinworms and a few digits missing at your next business meeting.</p>

<p>Sadly, we live in dangerous times. We not only have to be careful of shoddy plumbing jobs, leaky roofs and shifting foundations, but we must also check for dangerous and illegal uses of our potential homes. Don&#8217;t be fooled into thinking that only houses in rougher, low-income areas harbour drug operations: Many marijuana Grow ops are located in middle to upper class suburbs.</p>
<p>In British Columbia, Canada for example, it has become common to hear about police uncovering rental properties producing large amounts of drugs-unbeknownst to the property owners. Meth labs have also been found in homes, apartments and even hotel rooms. The repercussions to the owners can be both financially and emotionally devastating. Grow ops cause an immense amount of mould and permanent structural damage, not to mention contamination. Meth labs use dangerous chemicals that cause explosions, fires and toxic vapours that permeate the building walls and flooring. Social ramifications include dangers to children playing in nearby areas where meth lab chemicals and paraphernalia are dumped. Grow ops also increase risk of violent crime as rival gangs and criminals break into drug houses and forcefully steal crops.</p>
<p>As a landlord and member of the community, here are some steps that you can follow to avoid buying a drug house. An additional note: Some investors specialize in the niche market of reclaiming drug houses. By working with environmental reclamation specialists and repairing the homes they can (in some cases) bring them back up to livable standards-and make a tidy profit.</p>
<p>Tips For Buyers, Landlords and Property Managers:</p>
<ol>
<li>If you&#8217;re working with a Realtor, pull history on the property to see if it has changed hands frequently and if it was used as a rental. By law it is required that identified drug houses be listed as such, but it may not be a known fact. If you suspect something fishy, ask neighbors, check with the police and use a home inspector that has experience in checking for such activity.</li>
<li>Drug labs and grow ops operate in the city, rural areas, farms and warehouses. Look for suspicious dump sites along roadsides, in yards and around buildings. For meth labs you may see an unusual amount of chemicals and solvents such as: acetone, brake cleaner, toluene, rubbing alcohol, drain opener, camp fuel, paint thinner and gasoline additives. Another telltale sign is an excess of cold remedies-empty wrappers and boxes containing ephedrine or pseudoephedrine are common ingredients.</li>
<li>Telltale signs of Grow ops include mould and moisture staining, unsafe wiring and unusual piles of garbage containing fertilizer containers, pots and soil left behind. Also look closely if the water tank or chimney has been re-routed or if windows have been replaced with vents. Sometimes the problems have been hidden: Fresh touch-up paint around baseboards and in the basement may cover holes drilled to prop up plants, and newly added drywall may cover mould and makeshift grow rooms.</li>
<li>Ensure that you screen your tenants well. Take 2 copies of photo ID and run a credit and reference check. Have a rental agreement that outlines who is living in or using the premises.</li>
<li>Check your property regularly. Speak to the neighbors and take note of any suspicious activity. For Grow ops, look out for: exposed wiring, high-intensity lamps, rewiring and bypass to electric supply, excessive moisture, windows that have been covered with heavy curtains and moist with condensation. You may also notice frost build-up on the eves and vents during winter, &#8216;skunky&#8217; smell and unusual traffic at the home at odd hours.</li>
</ol>
<p>If you suspect illegal activity, go to the police and have them investigate</p>
