<p>A number of years ago, I read a book that was co-authored by Donald Trump and Robert Kiyosaki. The book was titled &#8220;Why We Want You To Be Rich &#8211; Two Men &#8211; One Message&#8221;. If you have not read this book, I encourage you to do so. It provides many insights as to why both these gentlemen have become very, very rich! Chapter twenty nine is titled &#8220;Leaders Are Teachers&#8221;. In this chapter Donald makes reference to a quote from one of the world&#8217;s greatest leaders of all time, Sir Winston Churchill: &#8220;We make a living by what we get, but we make a life by what we give.&#8221; What a truly great quote!</p>
<p>So I ask that you please ask yourself this question: Are YOU giving something back?</p>
<p>Giving comes in many forms. It could be your time. It could be your money. Or it could be both. Maybe you could share your knowledge and wisdom with somebody else. Whatever it is&#8230;be sure that you do your part!</p>
<p>This particular topic is very dear to my heart, as I have and I continue to invest in both types of real estate strategies. Each strategy offers a slightly different spin.</p>
<p>The Long Term Buy and Hold strategy provides the investor with many benefits but, in my view, these are the four key benefits:</p>
<p>1. Income (cash flow)<br />
<br />2. Depreciation (tax breaks)<br />
<br />3. Amortization (mortgage pay down)<br />
<br />4. Appreciation (increase in value)</p>
<p>Depending on the individual market you are choosing to invest in, your returns may be reflected in any one or all four of the referenced areas. What do I mean by this? For instance, in a fast appreciating (hot) real estate market, you may find it difficult to cash flow. While appreciation may be significant, you have to be in a position to &#8220;weather the storm&#8221; until you finally liquidate the property and reap the rewards.</p>
<p>In May of 2006 I attended a Robert Kiyosaki (Rich Dad) event in Toronto. During the event Robert made reference to the following; &#8220;Investing strictly for long term appreciation is suicide.&#8221; I would like to qualify (in my own words) what I believe Robert was really saying. While you may do very well in the &#8220;appreciation&#8221; category, you will only do well if you actually get there. If you are unable to support the asset, you may very well &#8220;crash and burn&#8221; before you reach your objective. The only way you will get there is if your properties provide you with enough (positive) cash flow, or you are in a position to fund your shortfalls from other sources such as your job. I do not personally like to fund my properties out of my own pocket because that takes all the fun out of Real Estate Investing! I like to refer to these types of properties as &#8220;Alligators&#8221;.</p>
<p>Please remember this&#8230;Alligators Will Eat You Alive!</p>
<p>As an Investor: CASH IS KING!</p>
<p>The other issues that most (long term buy and hold) investors are typically faced with, I like to refer to as &#8220;The Terrible T&#8217;s&#8221; (Tenants &#038; Toilets). Please do not get me wrong, Long Term Buy and Hold has and continues to serve me very well, but only because I follow a system and play close attention to the economic fundamentals. Many an inspiring investor has had his or her dreams destroyed as a result of bad Tenants and/or a lack of positive cash flow. When I attend real estate seminars and events around the country, the common issue that most real estate investors are typically faced with is the lack of or no cash flow.</p>
<p>Like I said earlier, these types of properties are Alligators! And they will eat you alive!</p>
<p>Early on in my own personal real estate investing career, I became very well aware of the &#8220;cash flow&#8221; problem. Not that I had negative cash flow properties, because I only purchased positive cash flow properties that fit my system. I had a different problem&#8230;I wanted to give up my day job! The reality of giving up my day job by following the investor (buy and hold) masses of the past was not an option! In order to give up my day job and stay in real estate, I knew that I would have to become creative. So, creative I became! I attended a number of real estate seminars that exposed me to the &#8220;Rent To Own&#8221; and &#8220;Lease To Own&#8221; Real Estate Investing concepts. I implemented many modifications to the strategies that were presented and that were taught. It was vitally important to me that the concepts not only worked effectively in my market but that they could also create success for the Tenant/Buyers. I am a strong advocate of making sure all stakeholders win!!</p>
<p>So What Are The Benefits of Lease To Own You May Ask?</p>
<p>There are many! I like to summarize all of the benefits using one simple word&#8230;PREDICTABLE!</p>
<p>1. The (positive) cash flow is superior to Long Term Buy and Hold properties and it is PREDICTABLE.<br />
<br />2. The exit (liquidation of property) strategy is shorter and more PREDICTABLE.<br />
<br />3. There are no more &#8220;Terrible T&#8217;s&#8221; (Tenants &#038; Toilets).<br />
<br />4. You do not make any repairs or perform any maintenance because the</p>
<p>Tenants do that for you.</p>
<p>While reading the Donald Trump and Robert Kiyosaki book, I realized that the Lease To Own Real Estate Investing strategy is a perfect example of what they referred to as &#8220;The Formula&#8221;. Part three (page 163) of the book is titled &#8220;DEFINING MOMENTS &#8211; Going Beyond Winning and Losing&#8221;.</p>
<p>They describe the formula as: Leverage, Control, Creativity, Expansion and Predictability.</p>
<p>In the Lease To Own business model, I view the formula in this way:</p>
<p>Leverage: By creating a track record for both yourself and that of your company, you can use other people&#8217;s (sellers, investors and banks) money to purchase more properties.</p>
<p>Control: You retain complete control over your investments and with Lease to Own the asset is your property. Unlike stocks, bonds and mutual funds where you effectively have no control! The reality is&#8230;you have even LESS control if you are handing your money over to someone else to manage it for you.</p>
<p>Creativity: Doing something different. Not doing what the (real estate investor) masses have done before you.</p>
<p>Expansion: As a result of creating success with the Lease To Own business model, you would have the ability to provide others with the opportunity of implementing your systems in other locations.</p>
<p>Predictability: You are able to predict your monthly cash flow, your exit strategy and profits for your investors and yourself.</p>
<p>The best thing of all&#8230;you have the capability to help other people achieve their goals in life! You would be providing people with the opportunity to own their own home! Remember the &#8220;Giving Something Back&#8221; concept that I spoke about earlier?</p>
<p>I am currently implementing both investment strategies, but I have leaned more and more towards the Lease To Own Real Estate Investing strategy over the years, as it provides my investors and me with a more predictable return on our investment dollars!</p>

<p>Some people might consider mortgages and the concept of people and home owners paying money over a lengthy or extended time period to be a curse yet to others mortgages are a godsend allowing the masses a luxury of home ownership that otherwise would be out of their reach and dreams. After all owning your own home is more than just simple real<span id="more-242"></span> estate ownership. The act of having a permanent deed to a family homestead means permanence, some maturity roots and stability and first and foremost not only a place that is yours to call your own &#8211; but also a good place to establish and raise your family or host your extended family.</p>
<p>After obtaining your mortgage those inevitable renewals will occur, at regular ongoing predictable time periods. Even though it may well seem that only yesterday you signed the papers and now it is time again, these events do not arise spontaneously out of nowhere. As a mature adult, you know they are on the horizon and you must deal with them promptly, succinctly and prudently.</p>
<p>When the event of your mortgage renewal does come, you will have a number of options open to you, your spouse and your family. Typically the process commences or starts 30 to 45 days prior to the maturity of your current and existing contract. In most cases, your current lender will want to continue the business transactions with you. After all, if you have made your payments on a regular and ongoing basis and have proven to be a good risk to borrow capital to &#8211; the loans agent will wish to continue to do business with you, and may even offer you a premium or discount rate for your renewal as a proven customer, for you to simply continue with them. However if you are less than happy with either your rates and charges or levels of customer service and interactions with that financial group &#8211; then you are free to go elsewhere. Just do not leave the matter until the last minute &#8211; when your negotiating options are limited and its now almost a crisis situation.</p>
<p>Lastly, if you can afford to pay down your current mortgage before signing a newer one, then by all means do it. It is money you will never miss, that will save you a kings&#8217; ransom and interest charges. Simple as that. You may have friends or family discuss this matter endlessly, along with computer generated economists&#8217; graphs and charts, which you never will understand. However it is very simple. Pay down your mortgage as much as humanly possible, without causing hardship to you, your family and regular lifestyle. It can be said wisely that a penny saved, in this case by paying down your mortgage early and thus avoiding future mortgage payments is much more than a penny earned. Any money and cash that you earn, is subject to great amount of taxes and expenditures along its path. On the other side, a penny saved is totally yours. Cash in your pocket to do with what you wish. That may include as well a new or more luxurious property or vacation cottage along with guess what &#8211; a new mortgage. Such is life.</p>

<p>So you&#8217;ve decided to take advantage of the booming real estate market and put your house up for sale. As you know, buying a house is the most important purchase a consumer can make.</p>
<p>So it&#8217;s understandable that<span id="more-240"></span> when prospective buyers come through your house, your home will be scrutinized like it&#8217;s never been before (well not since you bought it anyway!). Everyone knows you never get a second chance to make a first impression, so consider implementing the following cost-effective suggestions, before you welcome any potential buyers.</p>
<p>Consider the view that people see when they first drive up.</p>
<p>To ensure that you don&#8217;t send any potential buyers running down the driveway before they even see the house, make sure the exterior of the home is spotless. Paint or wash as necessary and don&#8217;t forget to mow the lawn and spruce up any outdoor greenery.</p>
<p>Upon entering your home, what will they see?</p>
<p>If you have a room that makes a statement when you walk in, perhaps the walls are painted a very bright colour or the style of furniture is eclectic, potential buyers may have a difficult time picturing their own stuff in the room. A fresh coat of paint in a neutral colour is an inexpensive but proven technique for increasing the appeal of any home. A clean, fresh smell makes a good impression. Try placing air fresheners in closets to eliminate musty smells. The smell of freshly baked bread also goes a long way. Don&#8217;t go overboard though &#8211; not everyone likes the strong scents of potpourri or incense. Of course, it goes without saying that clean and bright equals a sale. Scrub, clean, wash windows, walls, floors and tiles and shampoo dirty carpets &#8211; leaving no stone unturned.</p>
<p>Clean under sinks, repair any leaks and clean up any damage.</p>
<p>Use special cleaning agents to rid toilets, tubs and sinks of stains. If you have lots of stuff, it&#8217;s hard for potential buyers to see around it to see the room. Store any miscellaneous items, making sure to keep the garage, basement, attic and any closets tidy. This will make your house look more spacious and clean. Make repairs as necessary. If the baseboard around the cupboard is loose, for example, get out the hammer or glue and fasten it securely. Are the handles on the closet door wobbly? If so, get out the screwdriver and tighten them. Potential buyers don&#8217;t want to have to look after a bunch of little things when they move in and they may subconsciously be noting all the little repairs.</p>
<p>In the end, they might reject the house because they think all the minor repairs will amount to a lot of work for them. By implementing these simple tips, you can ensure that your house will be off the market in no time!</p>

<p>As Realtors, we are often asked, &#8220;When is the best season to move?&#8221; This is a tough question, one we cannot answer for you. Most people are asking about price, do they fluctuate throughout the year? NO. Just the number of homes on the market changes; of course the number of buyers changes as well. Hopefully this article will help you make this<span id="more-237"></span> decision for yourself and your family.</p>
<p>Time of Year</p>
<p>A common &#8220;urban legend&#8221; is that you get more money for your home in the spring. This is simply not true. Seasons have no bearing on how much you get for your home, but it does affect how much competition you have. True, more people look to purchase a home in the spring. At the same time, there are more homes on the market for you to compete with. Unfortunately, this is also the time of year when all the &#8220;window shoppers&#8221; are out. These are people looking for renovation ideas, or who are just &#8220;killing an afternoon&#8221; looking at open houses. In the winter you will have fewer showings&#8230; but they&#8217;ll be serious buyers. So, should you NOT sell in the spring? Not at all. There is no good or bad time of the year to sell your home. The best time is when you are financially and emotionally ready to move. Not before, and not after.</p>
<p>Children</p>
<p>Many parents wait until the end of a school year before moving the family. At first glance, this makes a lot of sense. Let them finish the year in comfortable surroundings, and don&#8217;t disrupt their lives until summer holidays have begun. But consider this&#8230; Children need friends to play with. By moving the kids a couple of months BEFORE the end of the term, they have the ability to meet their new friends in the new neighborhood. By having these friends, the move will be easier and less confusing for the children. And parents?!? If the kids have friends to play with&#8230; they won&#8217;t be underfoot while you&#8217;re trying to unpack and organize the house!</p>
<p>Time is on your side</p>
<p>The very fact that you have time on your side could save you thousands. Many sellers that have waited have put themselves in a &#8220;have to sell&#8221; situation, and have had to accept offers for less than what they wanted. The fact is, when you have time on your side you won&#8217;t feel pressured to accept an offer that&#8217;s less than what you want.</p>
<p>Your next property could cost more</p>
<p>If you&#8217;re buying a new property that&#8217;s more expensive, you could cost yourself plenty. For example, let&#8217;s say you&#8217;re selling a $100,000 property and looking to buy a $150,000 property. If both properties appreciate at the same rate of 3% over the next six months, you gain $3,000 on your existing property. However, the $150,000 property will now cost you $154,500 or a net loss of $1,500. The best suggestion is to get into the home you want; before it gets out of reach for you!</p>

<p><b>Are there any good moving companies in Edmonton, Alberta?</b>
<p>I&#039;ve heard a lot of awful things about movers in Edmonton, however I find that I am in a predicament with moving this month, as nearly all my friends are either moving themselves or helping others. Can anyone recommend someone who is affordable but actually did a good job? Also, I live<span id="more-235"></span> on a 4th-floor walkup, so that is a concern as well.</p>
