The Cavalier King Charles has a coat of soft, gently-waving, never curly longish hair that is silky. There should be a profuse mane extending down in the front.

  • Canadian Housing Price Recovery – Rebound Or Pre-Bubble

    [Real-Estate:Homes]
You may have read of a recovery in the real estate markets right across the country… is that true in BC? I personally think so, but with a reserved optimism. Certainly the REALTORS that I talk to in the Vancouver, Edmonton and Calgary markets are talking about how much busier they are. A month or so ago I met a builder who was building $1.2MM spec homes in one of those markets and could not build them fast enough. More recently, developers in the lower mainland are talking of a dire shortage of developable multi-family sites and prices per door are being bid up at an alarming rate.

  • The CNN Recession – How Real is it and How Does it Affect Us?

    [News-and-Society:Economics]
I have mentioned in previous articles that my personal belief is that we have too much information available to us and it often creates a form of “decision constipation.” Many years ago the media industry was behind the curve on information so the delay to us as readers or consumers was compounded. Now, the media is able to create the news based on our google or yahoo search trends and very recently someone mentioned to me that this economic challenge might be referred to in the future as the CNN recession… interesting thought indeed.

  • Credit Crunch – Poor Quality Lending Leads to an Opportunity For Real Estate Investors

    [Real-Estate:Investing]
Today the UK Labour government has announced a takeover of the un-saleable assets of a major national financial institution. The Bradford and Bingley bank in the UK has been subjected to the same lack of legislation in the mortgage market with regards to the approval process. Sadly, for more than a few years the bank has been lending on what is affectionately known (in the US) as a “no docs no decs” basis. In other words, walk into the bank, no declaration of income, very few documents to sign and walk out with what is no better than a “promissory note” secured with a real estate title.

  • Renting Versus Buying – Which Makes Sense in a Down Market?

    [Real-Estate:Buying]
I typically don’t have a lot of time to post on web forums, but they are extremely valuable tools and recently I had the opportunity to view some posts on Castanets Forum in regards to the suggested impending implosion of Kelowna’s housing prices. The particular forum I studied is probably one of Castanet’s largest ever threads, which shows you the attention this topic is getting and deserves from a debating point of view.

  • Fractional Real Estate – It’s Here to Stay

    [Real-Estate:Marketing]
Fractional real estate has evolved since the 1970′s when one of the first fractional projects was marketed in the US. Since then the fractional concept has gained rapid market share in many luxury goods and real estate markets. I recall writing an article in 1999 advising developers to look at this product as part of their mix. At that time, very few took me seriously, most neglected to research it and simply watched as other people diversified their product lines successfully and created a more balanced marketing mix. Still, there is that saying that there are three types of people in the world; those that make things happen, those that watch things happen and those that say what happened?

  • Investing in Real Estate – Does Real Time Information Assist in Making a Sound Decision?
    1f9f

    [Real-Estate:Investing]
We live in an age of fast food outlets, coupled with miracle diets and 10 minute work-out programs… no wonder the price of oil fluctuates simply on the announcement of a potential disruption to supply. Is real time information really crucial to our decision-making or does it serve to confuse the moderately educated real estate investor?

  • Real Estate Values in Canada – Is There Global Confusion?

    [Real-Estate:Investing]
Will our current global economy affect buying decisions this year? Undoubtedly there will be an impact from the confusion and unpredictability in our current global economy. Coupled with over-development in the Condo market in BC and Alberta, we might expect to see a slightly more reserved buyer coming to the Okanagan this year.

  • House Values Declining – What is the Real Story?

    [Real-Estate:Investing]
What is happening currently, is with the bombardment of headline driven articles – mostly negative – towards very generalized real estate markets, the division between an investor and a “home-owner” is very weak. Many people seeking the security of a principal residence or a vacation residence are waiting in the sidelines thinking they are investors and missing out on some fabulous opportunities, hoping to get more signals from the media that things are changing. Whilst there is a softening in the market towards a buyer’s market with more choice in listings than last year, it is nothing more than a return to normalcy that we have not seen for several years. A return that we predicted in last years articles was long overdue and likely to happen this year.

  • What Dictates a Good Region to Buy Real Estate In?

    [Real-Estate:Buying]
Most Canadians just don’t understand the value of their resort real estate on a global scale. If they are not careful, they won’t until it is all gone. There is the old saying that “everything comes to those who wait”, well the truth is that “those who wait will only get what’s left behind by those who did not!!” OK. I have your attention. Now, let’s try and back it up with some semblance of logic! The truth about Canmore, the Okanagan and other beautiful areas is that they have certain basic parameters that fall in line with the same parameters that you see in prime resort real estate markets the world round.

  • Historical Look at BC Real Estate

    [Real-Estate:Investing]
With regards to this year, don’t expect interest rate hikes to slow down the enthusiasm too much. It may serve to reduce the amount of people moving up in the local market, although increased equity in their present properties has built up to the point where they may feel more comfortable making the move. The big news continues to be the out of town market. I am personally with investors in California, Arizona and the UK, who are looking at the Okanagan very carefully and have already concluded that they want to be in this market place. The only question is what segment, and how diverse they want their investments to be.

  • Why is British Columbia a Good Place to Invest?

    [Real-Estate:Investing]
As my children age, and I have the opportunity to see them react to various mentors and teachers, I realize that quality is far more important than quantity when it comes to coaching them and leading them in the right direction. They need to know the difference between right and wrong in order to help them make their own decisions. I personally believe in teaching them how to think, not what to think. That means they are going to learn by their experience.

  • Is Canada’s Real Estate Expensive?

    [Real-Estate]
Like me, that is probably what you were left thinking after a recent news report. So much so, that time and time again in coffee shop discussions I have heard the statement “We are now the 13th most expensive city for housing in the world”. It sure left me confused, and it was interesting to see the reaction of people, which ranged from horror to glee that their houses might be worth so much on a global scale. Since I have been touting the line that Kelowna offers some of the best value resort real estate in the world, I though it was time to go digging.

  • Patience is a Virtue

    [Real-Estate]
It is not easy being a Realtor at the moment. Clients like to hear your forecast and market predictions and yet we are living in a time of instability and unpredictability from a global perspective that is confusing many learned economists. If your Realtor looks at the most recent board stats, then they will be able to advise you that listing periods are significantly longer than last year, the number of listings are up significantly and prices are remaining relatively stable.

  • Golf Course Real Estate in Southern BC

    [Real-Estate:Land]
The selection of courses, playability and challenge all combine to offer the recreational or pro golfer, a golfing mecca in terms of the destination. Take in the views from the Ponderosa Golf Course in Peachland which offers constricted fairways to challenge your golf and stunning views on the back nine to relax you after losing a few balls in the rough.

  • Determining a Good Real Estate Investment

    [Real-Estate:Investing]
One of the positive aspects of many of these Latin American destinations is that the tourist market is emerging at the same time as the real estate market. Where is the benefit in that you ask? Well it comes in the form of rental returns over the next several years. In mature markets in Canada and the US where the “here today gone tomorrow” condo opportunity is available on every ski hill and beach resort, what the end consumer does not think about in most instances is the impact of this convenient and available source of financing to the developer.

  • Real Estate Asset Allocation

    [Real-Estate:Investing]
Building a real estate portfolio entails combining different investments (in different percentages) to meet your personal financial goals. In the financial world this is called asset allocation. When building a real estate investment portfolio, you need to book an appointment with a trusted advisor and consider several factors about yourself and know what types of investments suit you.

  • Portfolio Diversity

    [Real-Estate:Investing]
Diversification is the division of your real estate investment portfolio among varied assets. It can assist risk reduction because different real estate investments rise, plateau or reduce independently, in a well structured portfolio, diversified real estate asset combinations typically cancel out each other’s fluctuation, therefore reducing risk.

  • Manufactured Housing Solutions

    [Real-Estate:Homes]
It is the 21st Century and everything is moving fast, including here in the Okanagan. Times of change sometimes force us to rethink our commonly held views and values. The Okanagan is facing many issues, some local and some global, maybe by reconsidering our opinions on manufactured housing we may find some answers. Firstly let us establish our starting point. What do you think of when I bring up the subject of manufactured housing? Probably your initial and perhaps only image is of a trailer. In one respect you would be correct, but the industry would like to you to forget that name, it is out of date and no longer in use by the industry.

What is the average rent for a 2 bedroom apartment in Edmonton?

My friend and I are planning on moving to Edmonton in June. Yes we're looking early, and yes I know that rent will decrease or increase by then but it would be nice to know. So any ideas would be awesome!
Thanks.
